Quotes from partner firms

Valuation, cost segregation, fund administration, legal and CPA work we do not do ourselves. Each request says who pays whom before you send it.

Attorney review of a working-capital plan

Referral
An Opportunity Zone attorney reads the written designation and 31-month schedule before (or after) adoption: whether the purposes, categories and timing meet Reg. §1.1400Z2(d)-1(d)(3)(v), how sequential plans and the disaster extension are documented, and what records to keep for the "substantially consistent" test.

Typically $750–$1,500, set by the firm you choose. FundTaxes is not paid for the request.

No attorney is listed yet. Requests go only to a firm you choose, so this form opens once firms are listed in the directory.

Cost segregation study

Referral
An engineered cost segregation study reclassifies roughly 20–30% of a building's cost into 5-, 7- and 15-year property, which 100% bonus depreciation lets the owner deduct in the first year (IRC §168(k)). Usually worthwhile from about $500,000 of depreciable basis; in an Opportunity Zone the study should be timed around the 30-month substantial-improvement test.

Studies typically $5,000–$15,000; the provider pays FundTaxes a referral fee (up to 15%). The provider sets its own price.

Request a study quote

We pass your request to an independent cost segregation provider. FundTaxes does not perform studies and does not endorse any provider's conclusions. The provider pays FundTaxes a referral fee of up to 15% of its fee; the provider sets its own price.

CPA review of a reasonable-cause statement

Referral
A CPA firm you choose reviews a reasonable-cause statement for a failed 90% test (IRC §1400Z-2(f)(3)), tightens the facts and exhibits against the ordinary-business-care-and-prudence standard, signs it and attaches it to the fund's return or to the response to the IRS notice. Build the statement first under the fund's penalty computation.

Typically $1,250–$2,500 including the CPA's review and signature; the firm engages you directly. FundTaxes is not paid for the request.

No CPA firm is listed yet. Requests go only to a firm you choose, so this form opens once firms are listed in the directory.

CPA review, signature and filing of Form 8996 / 8997

Referral
A CPA firm you choose reviews your Form 8996 workpapers from FundTaxes, signs and files the form with the fund's return (Form 1065, 1120 or 1120-S, by the due date including extensions) and, if you ask, prepares Form 8997 for each investor. Under proposed REG-116506-25 Form 8996 becomes a standalone information return with a $500-per-day late penalty (capped at $10,000, or $50,000 for a QOF over $10M), so a signed, timely filing matters more each year.

Typical fee $750–$1,500 for review-and-sign of your Form 8996 workpapers; full preparation $2,500–$5,000; Form 8997 $150–$300 per investor. The CPA firm you choose engages you directly. FundTaxes is not paid for the request or the engagement.

No CPA firm is listed yet. Requests go only to a firm you choose, so this form opens once firms are listed in the directory.

Fair-market valuation quotes

Referral
For the December 31, 2026 inclusion each investor reports the lesser of their deferred gain or the fair market value of their QOF interest. Independent valuation firms experienced with Opportunity Zone funds quote on valuing investor interests, the fund's assets or a QOZB.

Firms may pay FundTaxes a referral fee; the firm sets its own price

Request quotes

We pass your request to independent valuation firms experienced with Opportunity Zone funds. FundTaxes does not perform valuations and does not endorse any firm's conclusions. Firms may pay us a referral fee; the provider sets its own price.

Fund administration and K-1 preparation quotes

Referral
Independent fund administrators experienced with Opportunity Zone funds quote on bookkeeping, investor K-1s, the Form 8996 package and full administration. Proposed REG-116506-25 (not yet final) would make Form 8996 a standalone return with a $500-per-day late penalty, capped at $10,000 or $50,000 for a QOF over $10M, and add QOZB statements due February 1 and investor statements due March 1, so the yearly workload grows with every investor and business.

Administrators typically charge $2,500–$7,500 a year for small QOFs and $25,000+ for funds over $10M; K-1s are billed per investor. The administrator pays FundTaxes a referral fee (about 10% of year-one fees). The provider sets its own price.

Request quotes

We pass your request to independent fund administrators experienced with Opportunity Zone funds. FundTaxes is software, not an administrator or a tax adviser, and does not endorse any administrator's work. The administrator pays FundTaxes a referral fee of about 10% of its first-year fees; the provider sets its own price. The request carries a fund profile (entity type, year end, investor and QOZB counts, gross assets and the 90% test status) but not the fund's name or EIN until you share them.

Property-tax appeal review

Referral
Assessors commonly reassess a building once a substantial improvement is completed, so the first notice after the 30-month window deserves a check. An independent appeal firm reviews the assessed value and, where it is not supportable, files a protest within the county's window on a contingency fee. FundTaxes is a lead source only and promises no outcome.

Appeal firms work on contingency, typically 25–50% of first-year savings; the firm pays FundTaxes a share of its fee or a flat lead fee. The provider sets its own price. No outcome is promised.

Request an appeal review

We pass your request to an independent property-tax appeal firm that works in your state. FundTaxes is a lead source only: it does not review assessments, file protests or give tax advice, and it does not promise any reduction or savings. The firm pays FundTaxes a negotiated share of its contingency fee (typically 10–20%) or a flat fee per lead; the provider sets its own price.

Qualified-intermediary quote for a 1031 exchange

Referral
A 1031 exchange defers the gain on real property held for business or investment when the full proceeds are reinvested in like-kind real property through a qualified intermediary within 180 days. An independent intermediary quotes on holding the proceeds and documenting the exchange.

QI fees are typically $750–$1,500 per exchange. Some intermediaries pay FundTaxes a flat fee per completed exchange; the firm sets its own price.

Request a QI quote

FundTaxes is not a qualified intermediary and does not advise on exchanges. Your request goes to an independent qualified intermediary, which engages you directly. Some intermediaries pay FundTaxes a flat fee per completed exchange (never a share of your fee or of the exchange funds); others pay nothing. Each intermediary sets its own price, and a QOF investment needs no intermediary at all.

Tax-credit specialist review

Referral
A specialist firm reviews the screener's flags for a QOZB (historic §47, NMTC §45D, the LIHTC basis boost, the energy ITC, §179D and §45L), confirms which credits are worth pursuing with the Opportunity Zone benefit and in what order, and says what claiming each would cost. Screen each business from its QOZB page first.

Specialists (cost seg, 179D/45L, HTC, NMTC) pay FundTaxes a referral fee; the firm sets its own price.

Request specialist review

We pass your request and the screener's flags to an independent specialist firm for the credit you pick. FundTaxes does not give tax advice, does not prepare certifications, applications or studies, and does not endorse any firm's conclusions. Firms pay us a referral fee; the provider sets its own price.
