Real estate syndication

Raise, fund and report to investors in small real estate funds.

Send an offering link and FundTaxes takes each investor through accreditation, e-signature and ACH funding. Then it keeps the capital accounts, runs capital calls and distributions, applies the waterfall and delivers the K-1s, for $49 a fund a month.

No card for the 14-day trial. Unlimited investors and users per fund, no annual term.

What we don’t do

So you can plan around it.

  • Hold investor money: payments settle to the fund’s Stripe account and distributions leave from your bank.
  • Prepare K-1s or the partnership return; your CPA or administrator does.
  • Run a fundraising CRM for prospects who have not been sent an offering.
  • Act as a broker-dealer, transfer agent or fund administrator, or give securities-law advice.
  • File Form D or state notices: they are on the calendar with reminders, and you file them.

Questions

Does FundTaxes hold investor money?
No. Capital calls are ACH debits charged on the fund’s own Stripe account, so the money settles to the fund. Distributions are a NACHA file you upload to your own bank. FundTaxes records both in the capital accounts and takes no fee on the payments.
Which offerings does the invest flow support?
Rule 506(b) offerings, including friends-and-family raises with up to 35 non-accredited purchasers in 90 days, and Rule 506(c) offerings where every purchaser is accredited and verified. The offering setting decides which accreditation step the investor sees.
Is the e-signature legally binding?
It is built to the ESIGN Act and UETA: the investor consents to electronic records first, signs with an explicit action, and the completed PDF carries a certificate page with the audit trail (times, IP addresses) and the document’s SHA-256 hash. You keep the record and the investor can download a copy.
Does it prepare the K-1s?
No. Your CPA or administrator prepares them; FundTaxes delivers them. Upload the PDFs in one go, each is matched to its investor, and you see who has downloaded theirs.
Can it model our waterfall?
It runs the common structures: preferred return, return of capital, a sponsor catch-up and IRR or multiple hurdles, per share class, in the order you set. It applies them to a distribution and shows each investor’s share; it does not read the operating agreement for you.
Is the price per fund?
Yes: $49 a month for each fund, with unlimited investors, offerings and users. There is no annual term and no per-investor fee for the invest flow.
