Every OZ 1.0 investor includes their deferred gain in 2026 income. QOF Tracker computes each amount: the lesser of the deferred gain or fair market value, minus the 10% or 15% step-up, with a worksheet for their preparer.
Proposed regulations (REG-116506-25, September 2026) would make Form 8996 an annual information return with a $500-per-day penalty, plus new QOZB and investor statements. The proposed deadlines are already modelled and labelled until the rules are final.
